General Terms & Policies
Welcome St. Barts is a Subsidiary of Exotic Estates International Inc. (EEI) and Subject to EEI's General Policies & Guidelines
The following represent general guidelines and is not a Rental Agreement.
Acceptance & Payment Terms - A Property Specific Agreement must be executed and payment must be received in order to confirm the reservation. Once the fully executed Agreement and Guest’s Security Deposit (or complete rental amount) are received by Booking Agent, a confirmation will be issued to Guest.
Security Deposit – A Security Deposit (the “Security Deposit”) is required for all reservations in addition to the applicable taxes and fees. The Security Deposit must be included with payment(s) and is based on the property being rented. In addition, Guest must provide a credit card on file and/or agrees to furnish a valid credit card upon request to act as collateral for any losses or damages to the Property (including its contents) during the rental period that exceed the previously detailed Security Deposit.
Balance Due - If the required payment is less than the full amount due on the entire reservation, the balance of Guest’s full payment is due 90 days prior to scheduled arrival date. If Guest’s arrival date is less than 90 days from date of this agreement, full payment is due at the time of booking.
Destinations - The Booking Agent offers travel products and services in a number of destinations and Guest is responsible to determine what, if any, documentation (including passports and visas) are required to travel to a particular destination.
Cancellations / Refunds - After Confirmation of Booking, any cancellation will result in the forfeiture of all monies received.
Inventory and Furnishings - Furnishings and decorations in the Rental Property shall not be moved.
Other Acknowledgements and Agreements regarding Occupancy
House Rules - Guest, and his or her invitees, shall abide by the House Rules of the Owner as provided to Guest upon check-in.
Responsible Party – Guest is an adult at least 25 years of age and will be an occupant of Property during the entire reserved period, unless other arrangements are approved in writing by Manager.
Guest Privacy – During the Guest's stay at the Property, the Guest may not dismiss mandatory on-going scheduled services, including but not limited to Owner/Property Manager paid housekeeping services, propane re-fill, gardening/plant care, pool/spa service, or any emergency repair, unless otherwise agreed to in writing by Booking Agent, Owner and/or Property Manager.
Energy Consumption – If the Property has a pool, unless specifically stated in an Agreement, pool heating is not included in the rental amount. If pool heating is desired guest shall contact Booking Agent to determine availability and additional cost.
Smoking – Smoking is not allowed in any home.
Quiet Use – The Property is provided for quiet residential accommodations for the Guests and its occupants. Any other behavior on or about the Property which may be contrary to local noise ordinances, local and federal laws, house rules, or community association rules is also prohibited.
Special Gatherings - Events/Parties of any kind are strictly prohibited, unless, otherwise agreed to by Booking Agent, Owner and/or Property Manager in writing. Unauthorized events will result in termination of rental agreement and fines.
Sub-renting – Sub-renting or re-assignment of a home is not allowed.
Non-Registered/Resident Social Guests – No additional people beyond the maximum occupancy of the property are allowed on the Property at any time, unless expressly agreed upon, in writing, by Booking Agent.
Pets – Pets are not allowed in or on the Property, without the express written permission of the Booking Agent.
Security – Guests are responsible for maintaining security by locking the residence when absent. Guest is responsible for any stolen/broken items if the house is left unlocked.
Vehicles and Parking – Guests will abide by the maximum of number of vehicles allowed at the Property as indicated in the Rental Agreement signed by the guest.
Owner and Owner's Representatives entering Property – Occasionally, the Owner or their designated representative(s), including Property Manager, housekeeper, caretaker, or repair person, may enter the property at any reasonable time for inspections, maintenance or repairs.
Check-In & Check-Out – Times are indicated in the Rental Agreement. Generally, Check-In is at 03:00PM and Check-Out is at 10:00AM.
Keys – Guest is responsible for Estate keys and Garage/Gate openers. At Check-out, Guest must return all keys and all remote controls received at Check-In. Failure to do so, will result in their replacement cost being deducted from the Security Deposit
Notification and Responsibilities – Guest agrees to notify the Booking Agent and Property Manager immediately of any damage or required maintenances to the Property or loss of its contents, via email, text and/or phone.
Guest Cell Phone Accessibility – In case of emergency, we ask for accessibility to Guest by cell phone and/or a travel contact phone number during the stay.

Other Legal Policies (other policies may apply)
Booking Agent – Exotic Estates International, Inc. is the "Booking Agent" for the Property.
Equipment Failure – The failure of mechanical, electrical or electronic equipment or items that take place during Guest’s stay will not void or alter the Rental Agreement.
Safety – Guest acknowledges that he or she is liable, and accepts responsibility for, his or her safety and the acts of other individuals staying with Guest or visiting Guest, including any invitees, friends, family members, or others on the Property because of Guest.
Removal of Guests – Owner, Booking Agent or Property Manager reserves the right to remove Guest, his or her invitees, or any other occupant on the Property, if they have damaged, or are causing damage to, the Property or if they violate the law or act contrary to any of the conditions noted in this Agreement, including Guest’s misrepresentation of any information in the Rental Application and Agreement.
Governing Law – Laws of the state of Nevada govern the Rental Agreement. Guest agrees that the courts of the State of Nevada, Clark County, City of Las Vegas will have exclusive venue and jurisdiction over any claims arising out of the Rental Agreement or the Guest’s, or his or her invitees, use of the property identified in the Rental Agreement.
Arbitration – In any dispute over the leasing of the Property, if the Owners and/or their Property Manager or Booking Agent and the Guest cannot resolve the dispute to their mutual satisfaction, the matter shall be submitted to arbitration.
Liability Release – Rental Agreements will include a Liability Release clause.
Vacation Rental Damage Protection
As a part of their stay, Guest may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during the stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit up to five-thousand dollars ($5,000) shown on the confirmation. Any damages that exceed the five-thousand dollar ($5,000) policy limit, or are not covered under the plan will be charged to Guest's Security Deposit as outlined in the section titled 'Security Deposit'.
